We, as a company, operate on two distinct levels. They are;

 

1.        Exclusive, but on-market investment properties that are openly advertised and marketed by us.

2.        Totally off-market assets, that have not, and will never appear publically, but are discussed confidentially with our close and private high net worth buyers.

 

Property International Now Ltd’s core business is the analysis and brokering of high value and off market international performing real estate, with services such as Project Management, Due Diligence, feasibility studies and Real Estate & Construction Management also active and on the menu. Obviously the high-value off-market assets are always discussed and settled behind closed doors, and never appear on our websites, or on any other site for that matter.  We are often involved in the behind the scenes brokering of these to the point at which the buyer and the sellers, The Principals sit together and decide.  We attend this meeting only if invited by whichever “side” we represent for that particular property.  We are not regarded as simply agents, but consultants and brokers.

We reach these high net worth individuals by way of the many hundreds of contacts we have made over the years, “face to face”, during our experience internationally.

 

Our website displays what we do on the home page, though many vendors and developers have contacted us over the past year, attracted by our site, and mainly attracted by our marketing techniques.  Many vendors of non-confidential properties engage an agent. The property image sits in a window, languishes on a website, and often dies in the mind of an agent. In other words, it depends upon “being found”.  “Being found” can work on a website following an intensive  internet search, and good key word optimization, though without full proactivity and associated marketing techniques, it’s a virtual lottery.

 

We use our website in conjunction with a bespoke document, produced by us in such a way it acts as a “Pre-Due Diligence” document, illustrating both the technical and financial aspects of the property.  This document can be accessed by a seriously interested buyer. It is a sizeable production, carrying description narrative, technical specifications, images, drawings & Plans, and a financial assessment including assessed market position.

 

  We also produce a tailor made update newsletter, dedicated to the selling of the property, and personally mailed to our ever increasing lists of clients actively seeking properties, residential or commercial, such as yours.  They actually come to us!  A dedicated Investment Property Newsletter sent out to our hotel buyers and investors.  It is important to note that Property International Now Ltd. can boast an open rate of almost 100% above the international Real Estate average open rate for specific updates like this. See fig.1 below.  The green line is the rate of opens with our clients, while the broken blue line below is the global industry norm for real estate. We are streets ahead of the rest!

We also feed, via our brand, the sale proposal into our dedicated pages on all our connected social networks, by way of a back-link to our website page, dedicated to your asset.

 

Property International Now Ltd will also allocate a member of staff to actively market your property by speaking to our matched clients, following up our dedicated emails. This will not in any way take the form of cold calling!  That is an archaic method of selling, and besides, we probably already have the buyer for your property already subscribed to us, or if not on our subscriber database, will be known to us due to our off-market dealings!

The Cost  Usually  a once only marketing payment of €1,000 +VAT, and we agree to a much reduced commission at the point at which we sell your property, (Usually 1 % reduced from 2% for properties with a value below €1,000,000). All negotiable.  We also deduct the marketing payment from the final sales commission at the point of sale – Yes, we refund it!

 

There is no time limit to this marketing package, we keep it in place until either the property is sold, or you, the vendor decides to stop the marketing for whatever reason, and, for the next 3 months, you can market 2 properties like this for the price of 1!
